Of all the Islands that make up Hawaii, we at Venture Hawaii Rentals hold a special place in our hearts for the one we make our home, the Big Island. The Big Island is slightly different from the others, offering that lush and verdant green landscape that you have come to expect and has a more arid side, one with black fields of lava that contrast beautifully with the turquoise waters of the seas that surround us. But it’s more than the landscape that keeps us enchanted with our home and draws millions of visitors to our shores each year. It is the foods that are prepared at casual diners and fancy restaurants. It is the ability to swim in the sea in the morning and take a short drive up the mountain to play in the snow at the summit of Mauna Kea in the afternoon. And, perhaps the most exciting part of the Big Island is being able to watch or participate in the Ironman World Championship, held every October in Kailua Kona! Held on October 6-8 this year the festivities that lead up to this amazing sporting event are entertaining and enjoyable and the actual championship itself never ceases to amaze!

What is the Ironman?

Obviously, we aren’t talking about the Marvel movie character, and some of the less athletic of our Venture Hawaii Rentals guests may not actually have heard about this popular triathlon that features some of the world’s finest athletes and takes place in the heart of the Big Island. Consisting of a 2.4-mile swim, a 112-mile bike ride, and ending with a full marathon of 26.2-miles, it is quite apparent why only the top echelon of athletes participate, but the Aloha spirit reins supreme on the Big Island, and many local athletes get to participate as well. In the weeks prior, athletes start drifting onto the island, starting to train for the big event and it isn’t unusual to run into them practicing their stuff as we go about our daily business. The couch potatoes in our group are constantly amazed at the stamina and strength the athletes exhibit and although we aren’t amazed enough to consider joining in, we do appreciate them for their willingness to do so!

 Leading up to the Ironman

As you might expect, the days leading up to the big event are filled with fun and frenzy, and one of our local traditions, the Kona Underpants Run, taking place on Tuesday, October 4th this year, is guaranteed to capture your interest! Dating back to 1998 to protest Speedos being worn in restaurants and stores, today this 1.5-mile fun run is a top fundraising event and keeps the laughter and smiles coming as runners compete in their underwear! There is no pre-registration this year, so if it interests you show up at King Kamehameha’s Kona Beach Hotel Parking lot starting at 5:30 AM in your wildest undies (proper running shoes are recommended) and join in the fun!

The Big Day

There is something impressive about seeing thousands of swimmers starting the event in Kailua Bay and if you want to be part of the excitement, we recommend you get there early! The professionals begin their swim, starting at 6:25 AM but bystanders have been known to get there as early as 4:30 AM to save their spots. The swim portion lasts about an hour (for the professionals; it can take longer for the amateurs) and dripping wet, they drag themselves from the bay to their bikes that are awaiting them. If you get the opportunity, drive along the Ironman Route ahead of time (copies of the course can be found here, and become even more amazed at the stamina of the men and women who compete in the show. The landscape is definitely more scenic than in other states holding Ironman or triathlon competitions and we sincerely hope its beauty helps take away some of the pain they must be feeling! Professionals generally finish this portion in about 4 to 5 hours; can you imagine the strength it takes to ride a bike 114 miles in just 4 hours? The running portion, 26.2 miles, is usually completed in about 2 hours by the professional athletes, which means that the top athletes in the world will actively be competing for 7 hours straight, but it can take as long as 16 hours for the amateurs which in our minds is quite an accomplishment! The high of crossing that finish line, an arch that marks the time and the name of every Ironman competitor, and hearing your name called must be amongst the most amazing feeling ever and you, dear guests, can be there to cheer them on!

You May Feel a Little Guilty

As competitors are practicing and performing, you will be living in the lap of luxury in our Venture Hawaii Rentals sanctuaries, which might make you feel a little guilty! Reserve your favorite today!

Having a property manager in charge of an investment property is a big step in trust. And when you are less than satisfied with the results, it can be hard to know when to stick it out and when to jump ship. Avoid the mistake of staying too long with an unsatisfactory property manager, further affecting your finances and property quality in the long run. Consider these top 5 reasons to change Kailua Kona property management to determine if now is the time to make a change for the better!

You Desire More Services

Some Kona property management companies provide just the basics, which works fine for some property owners who still want to take on many of the responsibilities themselves. However, if you’ve come to realize you would prefer a more hands-off approach, consider switching to a property manager that offers a more complete package deal. Selecting a property management company that successfully markets your property and secures bookings or tenants is only part of the possibilities. Many property management companies offer services that range from the initial selection of a property to purchase to follow-up customer service after your renters have completed their stay. Extras such as assistance with staging and photographing your property to updating it with interior design services are all additional services that many property management companies offer.

Customer Service Is Lacking

A key component to owning a successful vacation rental property is providing an excellent vacation experience for guests, which is then reflected in your property’s online reviews. When the property is misrepresented in the listing and guests do not have the experience they expected, this can reflect negatively on your vacation property. Guests also have certain expectations for customer service when it comes to friendliness and accessibility. Making sure you select a property management company with staff that are accessible 7 days a week is important when it comes to accessibility for guests, in the event that something unexpected arises. If customer service is lacking with your current property manager, negatively affecting the guest experience, it may be time to change property managers. Align yourself with a company that prioritizes guest service, giving guests a great vacation experience, which will also reflect positively on your vacation property.

Unsatisfactory Communication

There are many moving parts to managing a rental property, from managing the booking calendar to staying on top of home maintenance. When property owners put all of these tasks into the care of a property manager, it can be easy to feel out of the loop with what is happening. This is even more the case when partnering with a property management company who performs unsatisfactorily in the area of communication. If you are feeling out of touch with how frequently your vacation rental is getting booked, what kind of maintenance needs to be completed at your rental property, and what things could be done to improve your revenue, your property manager may not be keeping open a clear channel of communication. Many Kona property management companies offer online portals that allow property owners to stay up to date in real time with all of these details, ensuring property owners are always in the know. Good property managers keep an open flow of communication, ensuring you always know exactly how your property is performing!

Lack of Expertise

While every property manager has to start somewhere, you’ll want to be sure to put your rental property under the care of someone who has a deep understanding of property management in your particular area. When it comes to vacation rental management, understanding marketing and price fluctuation are important factors in ensuring you’re getting the highest revenue possible for your vacation rental. For long-term vacation rentals, a property manager who is knowledgeable in keeping low tenant turnover and extending property longevity is key. If your property rental is not as successful as you had hoped, it may be time to switch to a property manager with more expertise in your area.

Increasing or Unexpected Costs

There’s nothing worse than receiving an unexpected bill for maintenance done on your property or to get notified about a sharp increase in management costs. If costs are starting to strain the wallet, it may be time to shop around for a new property manager. Be sure to select a property management company that offers transparent price packaging with no hidden fees or surprise costs.

Kailua Kona Property Management

In search of a property manager for your rental property on the Big Island of Hawaii? Our experienced team at Venture Hawaii Rentals offers management services for a variety of vacation rentals and long-term rentals throughout the island. Offering clear communication and transparent pricing, transitioning to working with our property management team will be seamless. Contact us today to further discuss your property management needs!

In a market that can at times seem flooded with vacation rentals, make the most of your vacation rental by making sure it stands out from the crowd. While size and location are important factors that cannot be changed, at many times simple updates to a property can make a big difference in driving interest. Increase travelers’ interest, satisfaction, and booking frequency by making some of these changes to your Kona vacation rental property and make it stand out from the competition!

Keep the Décor Neutral & Minimal

Neutral colored walls and flooring are the way to go when it comes to setting the stage in a vacation rental. And while it may cater to some travelers to have a strong theme in the décor, keeping things neutral and minimal will consistently appeal to a wider audience. When it comes to selecting furnishings for your vacation rental, choose materials that will clean easily and withstand a high amount of traffic. Even if you are not personally a minimalist, creating uncluttered living areas goes a long way in enlarging the space and setting a restful tone. With clean lines, comfortable furnishings, and an uncluttered space, your guests will feel at ease to make themselves at home.

Update the Kitchen & Bathrooms

Even if guests do not plan on spending a lot of time in the kitchen during their stay, having an updated kitchen and bathroom goes a long way in making the entire vacation rental look fresh and up to date. While entire kitchen and bathroom overhauls can be costly, making at least a few key updates will pay off in the long run. Existing hardwood cabinets can be painted or re-stained to lighten the room, and new appliances will quickly create a space that looks sleek. Making sure the kitchen is fully stocked with all the cookware and dinnerware guests will need during their stay also keeps satisfaction high once they have arrived. In the bathrooms, be sure to include high-quality soaps and nice towels for an elevated feel.

Offer Enjoyable Amenities

More than simply creating a space in which to spend time at the end of the day, a vacation rental owner has the chance to offer a complete lifestyle to guests. While it is certainly a strong selling point to have onsite amenities such as a swimming pool or hot tub, there are some less expensive ways you can add value to your rental with the right amenities. Most Hawaii vacationers are sure to spend plenty of time at the beach, so be sure to provide gear that will make their beach days more easily accessible. Beach chairs, an umbrella, cooler, and sand toys make it easy for families to enjoy their day at the beach without having to buy or rent items. Cater to an active outdoor lifestyle by also including gear such as boogie boards, stand up paddle boards, and soft top surf boards for your guest to enjoy. If your rental is located in a bike-friendly area, guests will be able to envision themselves cruising to the nearby beaches and restaurants on the provided beach cruisers. With the amenities you offer, paint the picture of a fabulous vacation experience!

Keep Your Kona Property Clean & Well-Maintained

There is nothing that puts a damper on a vacation more than guests arriving to a vacation rental that is below standard when it comes to cleanliness. Be sure to stay on top of regular cleanings of your Kona vacation rental, following all of the latest guidelines when it comes to best practices. In addition to regular thorough cleanings between bookings, scheduling deep cleans at regular intervals also keeps the property in tip-top shape. Be proactive when it comes to home maintenance, responding promptly to minor repairs and providing regular maintenance checks. A clean, well-maintained vacation rental will keep guest satisfaction and reviews high.

Provide Visitors with Helpful Instructions

Clear, detailed, and accurate instructions both before and after guests arrive will ensure their stay goes smoothly. In addition to needed information such as how to check in and who to contact if issues arise, providing other helpful instructions can help guests have a more enjoyable stay. A personalized area guide that gives tips on activities such as which nearby beaches are the best for swimming, where to go to catch the best waves, and which restaurants are your favorite can help guests have an authentic vacation experience.

Taking some of these steps will help your vacation rental stand out from the crowd. After all of your hard work, be sure the photos of your property reflect its best features!

The following are just a few of the many activities and attractions to enjoy when you plan to spend Labor Day 2022 in Kamuela.

There’s Plenty to do While You’re Here!

Visit the Imioloa Church

Waimea is loved for its sense of small-town charm, but it offers up access to rich history for those with a passion for pursuing the past. If you’re looking to incorporate a bit of insightful education into your exciting Labor Day experience, make sure to make time for a visit to the Imioloa Church. This New England-style structure dates back to 1857 when it was originally constructed. The church hosts a memorial that pays homage to a priest known as Lorenzo Lyons who dedicated himself to translating hymns into both Hawaiian and English during his lifetime. Today, the church remains active and hosts a full congregation with services on Sundays at 9:30. That said, visitors can drop by any time to take a look at the architecture, stroll the grounds, and learn more about this iconic church’s past.

Explore Petroglyph Fields

When visiting Kamuela over Labor Day, those who have a heart for history can step even further into an exploration of the past by taking time to enjoy nearby petroglyph fields. Petroglyphs are beautiful images carved into stone that were left by people who long ago called the island home. They’re a testament to the island’s rich history and some near Kamuela date back to the 1500s! The two most popular petroglyph fields to visit while you’re here are the Puako Petroglyph field and the Waikoloa Petroglyph Field. Both locations sit just west of central Kamuela and are relatively easy to reach.

Enjoy Time at Anna Ranch or Parker Ranch

The lush terrain that makes up Kamuela lends itself to thriving ranches throughout. In fact, this area once hosted some of the largest ranches accounted for across the entire nation! A Labor Day trip to Kamuela is a great time to explore both Anna Ranch and Parker Ranch—two of the most iconic ranch stops in the region. A visit to either is a great opportunity to learn more about the history of ranching in the area as well as the Hawaiian cowboy culture it created. If you’re looking to pair your ranch exploration with a horseback riding tour, Parker Ranch is definitely the place to be. If you’re excited to enjoy time at a local farmers market during your ranch visit as well, Anna Ranch is calling your name.

Savor Some Time on the Sand

You don’t have to travel far to find a place under the sun and on the sand when you make Kamuela your Labor Day destination this year. When you think of an island getaway, you’re likely to envision a beach day or two and the dream is well within reach when you travel here. Some of the most idyllic beaches around are found just a short drive west of Kamuela. Kohala Coast favorites can easily be accessed in both Pololu Valley and Waipi’o and feature white sand and black sand destinations alike. Take Time to Visit the Parker Ranch

A visit this way also provides the opportunity to book horseback riding lessons and trail rides too. There’s no need to have experience upon arrival as the team here is more than happy to help everyone get comfortable with the riding process before jumping in the saddle and enjoying a day on the trails. It’s a refreshing and one-of-a-kind way to enjoy the view that’s sure to inspire everyone in your traveling crew!

Make Time to Unwind on the Sand

A trip this way with the family definitely deserves to include some time set aside for fun on the shoreline! Luckily, those that head this way will find there’s no shortage of options to choose from. There are a variety of beaches within reach that are ideal for families that love to soak up the sun and those that can’t wait to get out on the water alike. Hapuna Beach, Mauna Kea Beach, and Wailea Beach are all great options to add to the itinerary when you’re hoping to make stops at some of the most scenic beaches around this summer. Great sunbathing and sandcastle-building opportunities also await just a 20-minute drive from Kamuela along the Kohala Coast. For families hoping to pair their beach day with a picnic or hiking experience, choosing places to enjoy like Lapakahi State Historical Park or Kapa’a Beach Park is always a good idea.

From horseback riding opportunities to afternoons spent under the sun or savoring a bird’s eye view of the landscape, the options for adventure are seemingly endless. The following are just a few of the many activities to add to your itinerary when you’re planning to stay in Kamuela this Memorial Day.

Make it a Beach-Focused Holiday

A Memorial Day weekend spent in Kamuela wouldn’t be complete without some well-deserved time soaking up the sun from a spot on a scenic shoreline. Fortunately for travelers, there are plenty of such places within reach when they head in this direction. Some of the best beaches the Kohala coast and North Kona call their own are found within 20-minutes of Kamuela. A quick drive in that direction will have those looking forward to working on a holiday tan basking in the sunlight and watching gentle waves lap the shoreline in practically no time. Those who are looking to pair their beach hopping experience with time at iconic area parks are in luck as well this Memorial Day. Destinations like Kapa’a Beach Park and Lapakahi State Historical Park are all within driving distance of Kamuela. Some of the more popular beach stops to be sure to check out during your holiday away also include Mauna Kea Beach, Waialea Beach, and Hapuna Beach too.

Give Horseback Riding a Try

Weather in and around Kamuela over Memorial Day is typically mild, giving travelers headed in this direction every reason to get out and explore their surroundings in a unique style. If you’re up for an adventure that gives you a great view of fantastic area terrain, booking a horseback riding excursion is a must while you’re here. South Kohala is brimming over with lush rolling hills and trails that are often best explored on horseback. There’s no need to be an expert rider to make the most of the fun. Places like the Anna Ranch Heritage Center and Parker Ranch offer lessons and instructions prior to hitting the trails alongside a friendly and knowledgeable guide.

Book a Manta Ray Night Snorkel Tour

Part of the beauty of a Memorial Day weekend getaway to Kamuela is that the fun doesn’t have to end when the sun goes down each day. This is especially true for travelers who take the time to book an exciting Manta Ray night snorkel tour while they’re here! Hosted by Kona Sunrise Charters, a tour of this type promises to be one-of-a-kind. Averaging $139 per person, a Manta Ray night snorkel experience generally lasts an hour and a half and happens just a short way off the Big Island’s west coast. Guests will hop on board a snorkel vessel that comes complete with vibrant diving lights able to shine through the waters in the evening hours. The lights allow snorkelers to revel in the sight of Manta Ray below feasting on plankton and putting on an altogether mesmerizing display! A tour of this type is suitable for guests aged seven and up and is generally a good fit for those with some previous snorkeling experience in order to make the most of the fun.

Book a Helicopter Tour

While a visit to Kamuela over Memorial Day comes with ample options for on-the-ground fun, travelers who are looking for a new perspective on their holiday surroundings will find it when they book a helicopter tour of the Big Island during a visit! Blue Hawaiian Helicopters offers a tour known as the Big Island Spectacular & Volcano Helicopter Tour that lasts 2-hours total and provides guests with unsurpassed views from above. These guided helicopter experiences highlight some of the area’s most impressive volcanos as well as views of volcanic badlands, lush valleys, and lava flows.
